How can I avoid being cheated on my mother's estate?

My mother died last week. Be executrix of his estate, I am in charge of winding up its affairs as jewelry and other antiques. Firstly, what is the best how to sell items – lawn sale, antiques, auction? Secondly, I want to make sure I get a fair market value of the stuff. I could hire an appraiser, but they do not work for nothing and probably charge more than the orders worth. Antiques do about 10% of the value. Much of the furniture is not in very good condition. I looked on the Internet, but its hard to find the same things. Need some advice seriously. Thank you.
